Market Update | Just Sold | Marin Green Homes Tour | Photo Contest

A few of you correctly identified  this painting as a view of Mt. Tamalpais from the southeast, but the true photo location is a public artwork located on the side of Driver's Market & Deli on Caledonia Street in Sausalito (tricky, I know!) The painting is by local artist Tom Killion, titled Mt. Tamalpais from Bulkley Ave., Sausalito. Tom Killion is known for making Japanese-inspired linoleum and woodblock prints of coastal California and the Sierra Nevada mountains. Click here to see other Tom Killion images of our local mountain. You can visit Tom at his Holiday Open Studio in Point Reyes on Saturday and Sunday, December 2 and 3, from 10AM - 5PM.

Scroll to the bottom to see if you can identify the location of our October photo. The first person to email me the correct location of the photo (hint: it’s always in either San Francisco or Marin) wins a $25 gift card to local green business Sports Basement!

San Francisco Q3 Market Statistics Marin Q3 Market Statistics

Market Update

Third quarter results are in. Following the Labor Day holiday, the market experienced the anticipated surge in available inventory, accompanied by a notable rise in absorption rates for both single-family homes and condominiums in both San Francisco and Marin. The median sales price for single-family homes saw a yearly decrease of approximately 7% in San Francisco and 8.7% in Marin, with the Marin price per square foot down by 5.6% in Q3. However, we anticipate that the year-over-year price declines will likely subside in the upcoming months as the scarcity of available housing inventory exerts upward pressure on property prices. Interest rates continued to rise throughout the quarter, and stock markets generally exhibited a downward trend since mid-summer. The market continues to be highly segmented with notable variations between neighborhoods and towns, single-family homes and condominiums.

Just Sold!

55 Stetson Avenue, Corte Madera | $2,850,000

Beating out several competing offers, my lucky clients are the new owners of this beautiful home in the popular Chapman Park neighborhood of Corte Madera. A perfect blend of historical charm and contemporary updates, this spacious 5 bedroom/3 bath home includes multiple indoor and outdoor living spaces and an oversized, fenced backyard with planting beds, play spaces, a tree house, hot tub, and perfect outdoor dining patio. All this with easy access to historical downtown Corte Madera via the nearby bike path. I’m so happy that this great family has a place to call home for the holidays!

In Contract!

402 Laverne Avenue, Mill Valley | Listed for $2,595,000

The amazing landscaping at this lovely property garnered many oohs and ahhs at our busy open houses over the last three weeks. Ultimately, what attracted the buyers were the extensive eco-friendly upgrades our client had completed over the past six years of ownership. The large open great room, vaulted ceilings, all day sunshine and serene views from every window certainly contributed, but it was the new fiber cement siding, extensive energy efficient upgrades, whole house air filtration system and organic vegetable garden that sealed the deal. We’re so happy to welcome a new family coming from San Francisco to make Mill Valley their new home.

Marin Green Home Tour

Success!

Several hundred viewers tuned in to the virtual Marin Green Home Tour this past Thursday evening. The tour involved pre-recorded video tours of 6 Marin homes, followed by live Q&A sessions with the owners. Watch this space for a link to the tours and follow up sessions as soon as they are live on the MGHT website. Between the tours we learned about what makes a green home, different elements that can make your home more healthy, comfortable and sustainable, and resources for getting started. Check out some of the slides below for more details and as always, feel free to reach out for more information.
