Judy McKenna was the lucky winner of our June photo contest. We had some close guesses - China Camp, Stinson Beach - but those picturesque buoys are at Nick’s Cove on Tomales Bay. A restaurant, hotel and event space founded in 1931, some of the original buildings at Nick’s Cove were from the Pierce Ranch, brought across the bay by barge and set up on pilings over the water. Nick, a local bootlegger, was happy to start serving alcohol with his shrimp and crab cocktails at the end of prohibition in 1933. The old waterfront cottages are now beautifully renovated and available for cozy bayside getaways. Rent a paddleboard, enjoy a farm tour, eat some Hog Island oysters and enjoy this gorgeous part of West Marin.

Market Update

San Francisco’s market posted solid gains in the second quarter of 2025, with both single-family homes and condominiums showing strong buyer activity, steady price growth and continued signs of competitiveness. The median sales price rose 3.5% year over year to $1,760,000. Homes are still moving quickly with the median days on market at just 13. The number of closed sales is up 3.4%. Nearly 83% of homes sold for over the asking price and sellers received an average of 113% of list price, strong evidence of multiple offer scenarios. The condo market, which has been slow for the past few years, had a particularly strong quarter. The median sales price is up 10.5% while the median days on market dropped to 27. 40.3% of condos sold for over asking and sellers received an average of 102% of list price, modest compared to single-family homes but a healthy sign for this segment.


Marin’s housing market remains strong and active as well, despite a meaningful increase in inventory. There were 44.3% more homes for sale on the last day of Q2 compared to last year. Price growth is essentially flat, but the median days on market is just 17, among the fastest in the Bay Area. Despite the increased inventory, nearly half of all homes (49.2%) sold for over asking and sellers received 102.2% of list price. With the months supply of inventory at 2.0, Marin County is still considered a sellers market though the increased inventory is giving buyers more choices and some room to negotiate. 

Mortgage rates have been trending down in recent weeks. Freddie Mac reported the lowest rates since March. This shift is giving buyers more room to maneuver and could encourage more movement in the months ahead.
